To deliver your final outcome of the perfect workplace our team follows a proven structure involving collaboration from all stakeholders.
Briefing Session & Site Survey
First, our team begins with an initial briefing session with your team, understanding your requirements and needs for the new office space.
Once everyone understands the initial needs for the design-and-build project, our pre-construction team, including designers, will come to the site to conduct the necessary site surveys and develop an initial concept of your design.
Scheme Design Concept
This stage is where the initial design ideas transform into a more practical design, considering the project’s functional and technical aspects.
Space Plan Concepts
Space plan concepts build upon the initial spatial arrangements developed in the scheme design and create a strategy that maximises functionality, flow, and compliance with building regulations.
Our workplace designers ensure that every square foot of space is used effectively and that all spaces are appropriately sized. This stage ensures that the new workspace design perfectly matches the intended use.
Finalised Scheme And Space Plan
The initial ideas and plans, developed through collaboration, have been refined into a well-thought-out workplace that considers the needs of the community who intend to use it and the constraints of the building.
At this stage, our office design team assesses feedback from all stakeholders and technical input from trusted subcontractors such as structural engineers, electrical contractors, and mechanical contractors.
Technical Design
The technical design stage provides detailed drawings to guide the execution of each project section with exact specifications for everyone involved.
Extensive drawings include construction details, architectural plans, elevations and MEP (mechanical, electrical, plumbing) drawings and calculations. This gives everyone a centralised blueprint to bring your office design-build to fruition.
This is also required to obtain Landlord’s Approval for the works and the Licence to Alter which is the legal agreement and approval of the works. We ensure that our comprehensive technical design packs are detailed enough so that the Landlords’ approval process is expedited as quickly as possible.
The primary goal for technical drawings is to ensure the project is constructed safely, efficiently and in compliance with building regulations.
Furniture & Equipment Finishes
This is where the aesthetics and functionality of the office space come together.
Our office furniture solutions will ensure that your office design has the finishes needed to make your team love working there.

From mood boards to floor plans to 3D renders, we’ll ensure that you can fully visualise the new workplace, whatever your chosen method of presentation.
Build Cost Proposal
So now you’re happy with the final design, we will deliver a build cost proposal to bring your ideal workplace to life. This becomes the detailed specification of works.
This includes all the costs discussed and implemented into the proposed office design build.
The Construction Process
Now that the design process has been completed and costs have been agreed upon, our team can move forward with the project’s construction phase.
Pre-Construction Preparation
Before starting, we hold a ‘kick-off’ meeting with all stakeholders (client, contractor, project manager, and key subcontractors) to review the planned build approach and responsibilities of each stakeholder and to go over safety protocols and quality standards.
This process ensures streamlined communication and the ironing out of any queries beforehand.
Construction Activities
Your office refurbishment is underway, and your new business offices are on the countdown.
Safety Management
Our design and build services prioritise safety management.
We continuously monitor the site to ensure safety regulations are being adhered to for reduced risk of accidents.
Progress Reporting & Communication
Working closely with clients is important for us, so we keep you up to date with progress reports and keep open clear communication channels.
Weekly progress meetings with stakeholders are held to review construction schedules, address any concerns, design changes and discuss the weeks ahead.
Commissioning And Testing
Now systems are installed, testing is undertaken on items such as plumbing, electrical and HVAC to ensure they function correctly and meet performance requirements.
We then conduct final inspections with you and any other parties, such as local building authorities, to ensure all work complies with the design specification and building regulations.
In the rare case there are any defects, our team will identify and rectify them during this period.
Handover And Closeout
The office design has been brought to life, passed building regulations and is now ready for operational use.
A final walkthrough with you is conducted to review all completed work and ensure contractual obligations have been met.
Even after handover, our team remains on hand to provide ongoing support should any questions arise in the future.
